Down payment
More ways to get in the door.
VA isn't always the right tool — your entitlement may be tied up in a rental, or a spouse may be buying alone. These options fill the gap.
Down payment assistance
State housing agencies, cities and counties offer grants, forgivable loans and silent seconds that can cover some or all of your down payment and closing costs. Some programs have extra benefits for veterans and service members.
If your VA entitlement is partially used
With reduced entitlement on a higher-priced home, a VA loan may require a small down payment. Assistance programs, gift funds and seller concessions can help cover it.
Other low-down-payment loans
- FHA — 3.5% down with flexible credit guidelines.
- Conventional — as little as 3% down for qualified first-time buyers; mortgage insurance can come off as you build equity.
- USDA — 0% down for eligible homes in qualifying rural and suburban areas, subject to income limits. Many bases sit next to USDA-eligible towns.

“Ashley went above and beyond to make sure we had the right loan for us. She provided us options so we could run the numbers to make the best decision. There were zero hiccups in the process — smoothest financing we've ever done.”
“Took her time explaining everything to us as we went through the process. She was always available by phone, email or text to answer our questions. She went above and beyond to make everything work, and thought outside of the box.”
