Construction
Build the home you actually want.
When resale inventory near base is thin — or you want land outside town — construction financing lets you finance the lot and the build together.
How it works
- One-time close: one application, one closing. The loan funds the build in draws, then converts to your permanent mortgage.
- VA construction can allow little or no money down for eligible borrowers, subject to lender and builder approval.
- The land can often be included in the loan, or existing land equity can count toward the deal.
What to plan for
- Your builder will need to be approved, licensed and insured, and the home must meet VA minimum property requirements.
- Builds typically take several months — line up your timeline with your expected time on station.
- Plans, specs and a signed build contract are needed for the appraisal.
Not VA-eligible for this one?
Conventional and FHA construction options are available too, including for spouses or for buyers whose entitlement is tied up in another home.

“Ashley went above and beyond to make sure we had the right loan for us. She provided us options so we could run the numbers to make the best decision. There were zero hiccups in the process — smoothest financing we've ever done.”
“Took her time explaining everything to us as we went through the process. She was always available by phone, email or text to answer our questions. She went above and beyond to make everything work, and thought outside of the box.”
